First time on the market for 30 years, East Bonhard Farmhouse comprises a charming and historic detached stone built house with driveway, ample parking, about 2.52 acres of formal garden and paddocks with field shelters, hen house and hen run, a large stone barn and a separate workshop. In more recent years the house has been further extended to create a large, modern kitchen/breakfast room and is set in an elevated position in a beautiful rural setting two miles to the east of Linlithgow and within easy commuting distance of Edinburgh. East Bonhard is surrounded by rolling farmland and enjoys exceptional far reaching views towards the Forth and the new Queensferry Crossing. The house is attractively presented with comfortable and well-proportioned family accommodation on two levels and is supported by an oil fired central heating system.

Ground floor; entrance hall, drawing room, sitting room, dining room, a modern kitchen breakfast room with Aga and a separate boot room/utility room.

First floor; landing with access to attic space, four bedrooms and two bathrooms.

The Royal Burgh of Linlithgow, famed as the birthplace of Mary Queen of Scots, and characterised by its 15th century palace and loch is 2.5 miles away. The town has extensive amenities including supermarkets, library, cafes, health centre, professional services and leisure centre. There are many community events in the area including The Linlithgow Marches, Gala Days and the Linlithgow Folk Festival. Edinburgh offers all the high street shops, recreational and cultural opportunities to be expected of Scotland's capital city. East Bonhard Farmhouse is well-placed for those commuting to Edinburgh, Glasgow, north over the Forth Road Bridge into Fife and beyond, or over the Kincardine Bridge into Clackmannanshire. There is a mainline train station at Linlithgow with services every 15 minutes to both Edinburgh and Glasgow and Edinburgh Airport (about 11.5 miles) has flights to UK, European and international destinations. Linlithgow has several primary and secondary schools including the reputable Linlithgow Academy, although it is understood that East Bonhard falls out of the catchment of this. For private education, Edinburgh has many independent schools and Clifton Hall School is 11 miles away towards Newbridge.   East Bonhard is ideally placed for enjoying the outdoors. For the sports enthusiast, there are several golf courses within striking distance along with football, rugby and Linlithgow Athletics Club nearby. Beecraigs and Muiravonside country parks and the Ochil, Campsie and Pentland hills offer spectacular scenery for those who enjoy walking, cycling, trekking, field sports and fishing is available on nearby lochs and reservoirs. The Falkirk Wheel (about 12 miles) is the world's only rotating boatlift, which connects the Forth, Clyde and Union canals, and is a popular tourist attraction in the area as are the famouse Kelpies. For those with historical interests, Linlithgow Palace is a dramatic attraction run by Historic Scotland, while another is the nearby Kinneil House and Estate. Three miles away is Blackness Castle much featured in 'Outlander'. The Edinburgh International Climbing Arena is at Ratho and the Kirknewton airfield is home to a gliding school.

There is a substantial lawned formal garden to the south and west of the house and another smaller and more secluded garden with patio beside the kitchen.  In addition there is 2.52 acres of paddocks with field shelters.

There is a workshop and a substantial stone barn.  The barn offers the potential for a variety of uses including garaging, additional workshop facilities, indoor stabling or the possibility of redevelopment (we understand there was previously planning permission for a 4 bedroom house which has since lapsed).

The large traditional stone barn offers ample covered garaging. In addition there is significant parking space within the large gravel driveway.
